Monarch Ridge History

BACKGROUND. Monarch Ridge is the development of residential lots from property which was once mined for rock and gravel. For many years it has been known locally as John's rock pit, referring to John Munson who acquired the property in several pieces over a period of about 24 years. John is now a principle stockholder in the Munson Point Corporation, owner and developer of the project. An earlier Munson project, Lifesearch, north of the Texoma Medical Center is well known in the Denison community for its fine example of planned development. The Reba McIntyre Ranch House and Rehabilitation Center are on land originally part of the Munson parcel which evolved into the Lifesearch Project. The Homestead Nursing Home and Greenbrier Assisted Living Center are part of Lifesearch.

CONCEPT. Envisioned by John Munson to preserve natural beauty through restrictive covenants and architectural control, Monarch Ridge is a planned development community with its own private sewer and water systems, city standard streets, a security gate and a private lake, all of which will be owned and operated by the Property Owners' Association along with a substantial amount of greenspace.

DEVELOPMENT. Monarch Ridge is being developed in phases, the first of which is 23 lots. There are 217 acres in the basic project plus 620 acres across the road (FM-84) which are optioned and expected to be joined in the basic project. This will be a unique project for Lake Texoma due to its planned development and excellent location.

LOCATION. Monarch Ridge is located on the Texas shore of Lake Texoma, west of Denison on FM-84. From the water it is between Elm Ridge and Rocky Point. On its doorstep are Grandpappy Point Marina, Eisenhower State Park, Eisenhower Marina, Denison Country Club, Denison Dam, Texoma Medical Center and the town of Denison. There is quick access to the towns of Pottsboro and Sherman, Preston Peninsula, Grayson County Airport, Grayson County College and Austin College.

From the intersection of Highway 75 and FM-84, go west on FM-84 past the Denison Country Club, past the FM-406 cutoff to Preston Peninsula and continue as though going to the Grandpappy Point Marina. The entrance to the project is made by turning right off FM-84 as though going to Elm Ridge and then making a left turn after about 50 yards and proceeding about 200 yards to a locked gate. Since the gate is currently locked to secure privacy, entrance by non-residents may be obtained upon request.
